Pressure washing & soft washing
Pressure washing in Sarasota & Bradenton
Driveways, walkways, patios, pool decks, lanais and exterior walls cleaned of dirt, black mold, mildew and algae, with the right pressure for each surface.
Florida humidity grows mold fast. We wash it away.
MA Performance Renovations provides residential pressure washing in Sarasota, Bradenton, Lakewood Ranch and nearby communities. We clean concrete driveways and sidewalks, pavers, pool decks, patios, lanais, fences and exterior walls, removing the black mold, mildew, algae and dirt that build up quickly in the Gulf Coast heat and humidity.
Hard surfaces like concrete get a surface cleaner for an even, streak-free result, while stucco, siding and painted surfaces get a low-pressure soft wash that cleans without damage. Pressure washing is also the first step before we paint or stain, so the new finish bonds properly.
What we clean
Exterior cleaning for every surface
-
Driveways & sidewalks
Concrete cleaned evenly with a rotary surface cleaner to lift dirt, mold, tire marks and rust-colored stains.
-
Pool decks & patios
Slippery algae and mildew removed from pavers, concrete and pool decks so they look bright and feel safer.
-
House washing
Soft washing for stucco, siding and soffits that removes black streaks and mildew without forcing water behind walls.
-
Decks & fences
Wood cleaned gently and left ready for stain or sealer, so the new finish soaks in evenly and lasts.

Questions
Frequently asked questions: Pressure Washing
How often should I pressure wash in Florida?
In Sarasota and Bradenton most driveways, pool decks and patios look their best with a cleaning every 12 to 18 months. Shaded areas, north-facing walls and surfaces near sprinklers may need it every year because mold grows faster there.
Will pressure washing damage my concrete, pavers or stucco?
Not when the right method is used. We use a surface cleaner on concrete to avoid stripes and etching, adjust the pressure for pavers, and use a low-pressure soft wash on stucco, siding and painted surfaces.
What is the difference between pressure washing and soft washing?
Pressure washing uses higher pressure to clean hard surfaces like concrete. Soft washing uses low pressure with a cleaning solution to kill mold and mildew on delicate surfaces like stucco, siding and roofs, so it cleans deeper without causing damage.
Do I need to be home during the service?
Not necessarily. We just need access to the areas and an outdoor water spigot. We let you know when we arrive and when we finish.
Should I pressure wash before painting or staining?
Yes. Paint and stain bond poorly to dirt, chalky paint and mildew. We pressure wash or soft wash first as part of every exterior painting and staining project.
